This is a well-maintained house on a hillside, with a main façade facing south and free on 4 sides. A secondary road leads to the gate of the property, which includes the main house, an accessory building, the swimming pool and a large garden. The area is bordered by a fence. Inside the garden, near the entrance to the house, there is a centuries-old mulberry tree, testimony to the peasant craftsmanship of the past, and a wooden pergola that becomes a pleasant outdoor living room. On the ground floor of the house is the living area, with a kitchen, two adjoining rooms communicating with each other, and a bathroom with laundry. On the first floor there is the sleeping area with two bedrooms overlooking the garden and swimming pool, a bathroom and the panoramic terrace at the back. It is possible to increase the living space on this floor by using the portion of the existing building, which in the past was a large barn, and in which other rooms with bathroom could be created. On the second floor there are two rooms and another small room. The house reflects the typical architectural style of the Monferrato area; various characteristics of the period have been preserved, such as the ceilings with vaults and wooden beams; there is a charming wood-burning fireplace and the window frames are in wood with double glazing. The barrel-vaulted cellar in the basement, as well as the semi-basement cellar to the north of the building and the driveway are a splendid example of the enhancement of the exposed brickwork of period farm buildings. The large 12x6 private swimming pool has been placed in an excellent, private and sunny position. It is two levels deep, has a diving board and overlooks the valley below. The accessory building, with exposed brickwork, includes on the ground floor a covered parking space and on the first floor a lovely veranda with a panoramic view of the hills. The property, in addition to the garden, includes a hazel grove and a portion of woodland, totalling approximately 7,300 sqm.
SITEThe farmhouse is located on the outskirts of the territory of Bergamasco, a village in the foothills of Monferrato. It is a quarter of an hour from the highway toll booths and about an hour from the airports of Turin and Genoa just over an hour from Milan and an hour and a half from Malpensa International Airport. The area is part of the Piedmontese territory that was listed as a UNESCO World Heritage Site in 2014. The town is lively, and for decades the renowned Regional Truffle Fair, one of the area's characteristic products, has been held there annually. There are a number of bars, the tobacconist, a restaurant and stores selling food and typical products, the butcher's store, the hardware store, the repair workshop and the pharmacy, which make for a pleasant stay without having to resort to the car for daily needs. The village has a Town Hall, Post Office, kindergarten and elementary school. Middle schools are just a fifteen-minute drive away, and the nearby towns of Alessandria and Nizza Monferrato also offer a wide choice of high schools. There is also a generous supply of open-air markets, particularly that of Nizza Monferrato on Friday mornings, where every third Sunday of the month, there is the well-known antiques market. The agricultural, tourist and residential characteristics of the area allow for an excellent quality of life, in the midst of nature, with the possibility of using footpaths and routes on foot or by bicycle (with the possibility of hiring eBikes or participating with local truffle hunters and their dogs in the search for truffles).
