Ancient property located on a gentle slope that slopes down towards the woods of the valley below. The farmhouse is free on 4 sides, faces south and is on three levels plus the basement for a surface area of approx. 350 sqm.The house has been partially renovated recently, delicately combining the new interventions with the colour tones and materials of the past. Two entrances and two internal staircases give the property more possibilities of use. The ground floor currently represents the main living area of the house and there are three large rooms, a kitchen, a storage room, two bathrooms and a technical room. The first floor consists of three more rooms with a view of the green hills; one of these rooms is embellished with a frescoed ceiling. Finally, on the second floor we find the large attic with a fireplace and vaults typical of the period. Finally, in the basement we can see the cellar, which, with its brick vaults, enhances the charm of the old farmhouse.A few metres from the farmhouse there is another block of about 110 square metres, now used as a tool shed on the ground floor and as a hayloft on the first floor. The latter, thanks to the charm of the exposed beams and its open view of the valley, can be converted into an open-air living room or office with library. The 6000 square metre outdoor area gives ample space to the entire house.
SITEWe are in the quiet reality of Piedmont, in Mombaruzzo, a village located in a scenic area that has been part of the Unesco territory since 2014. It is a village rich in evocative places, offering truly great points of interest. The medieval origins of the village can still be seen in the Gothic bell tower. There is also the church of S. Antonio Abate (12th century) in late Gothic style and the Pallavicini palace that dominates the entire village. Several are the excellences of this town. First and foremost its amaretti biscuits, traditional sweets ideal to accompany tea. The wine production is also considerable, as demonstrated by the various wineries and distilleries as well as the hills embroidered with rows of vines. The property is 20 kilometres from the Alessandria Sud exit (the A26 motorway, thanks to which it is possible to reach both Genoa and Milan in just over an hour's drive) and an hour and twenty from Turin. In a few tens of minutes by car, it is then possible to reach Alessandria, Nizza Monferrato and Acqui Terme (interesting towns from a historical and cultural point of view). Finally, the town of Mombaruzzo has a railway station. The gentle hills of the area and the distance from industrial settlements and large cities offer the best conditions for a peaceful life and for pleasant walks or bicycle rides.
