Farmhouse in hilly and panoramic position. The property is immersed in the Val Grue countryside, surrounded by meadows and groves. A secondary road allows easy access to the farmhouse from the asphalt road at the bottom of the valley. On the ground floor of the house there are two rooms, one of which was originally used as a kitchen; the staircase leads to the first floor, where there are two more rooms. On the second floor there are two rooms that could become further bedrooms. The old part of the farmhouse and the rustics are made of local stone, and as such can be enhanced, as can the old brick vaults of the stables and some of the rooms in the house. Not far from the main building, there is an accessory building that can be used as a garage and storage room. When the building was enlarged at the end of the last century, a staircase was created between the original dwelling and the rustic building, leading to the first and second floors, in the rooms that were subsequently renovated (the second floor is communicating with the old house). A partial renovation was carried out in recent decades, with the roof of the house being redone, on which a photovoltaic system was installed for the production of electricity. Internally, part of the electrical and heating systems were redone, with the installation of an omnivorous boiler (capable of using different fuels). The property is connected to the electricity and water mains, which are still active even though the house has not been used for some time. The property has a well, located not far from the house and originally also used for domestic purposes, which can now be used for external irrigation of any vegetable gardens, orchards and lawns. The property has approx. 3000 sqm of land; it is also possible to acquire a neighbouring plot of land with a surface area of approx. 4000 sqm. At present, the house is not usable without an overall renovation that would make it possible to make the most of the property, in which it is also possible to build an infinity pool with panoramic views.
SITEThe house is in a very quiet area in the hills behind the Ligurian Apennines, about twenty kilometres from the town of Tortona, where the motorways for Milan, Turin, Lake Maggior and Genoa meet. It can also be reached from the motorway exit of Vignole Borbera, which is even closer to the property. It takes less than half an hour to reach Serravalle Scrivia, with its large McArthurGren Group outlet, and an hour to reach Pavia (a remarkable university town of historical and tourist interest). The territory, with a purely agricultural vocation, has small plots of land, mainly meadows, vineyards and woods. There are several characteristic products of these hills: the noble salami of Giarolo, Montebore cheese, Timorasso (DOCG wine) and the truffle for which an important fair is held in nearby San Sebastiano Curone. The area's vocation for cycling is also important; Fausto Coppi, a legend of Italian cycling, was born in this area; he used to train on the hilly roads of Val Grue.
